Commercial valuation
Valuing commercial property on rental income, yield requirements and the market.
Commercial valuation increasingly follows international standards. A certified commercial surveyor has additional training and knowledge of different valuation methods.
The valuation draws on cash-flow analysis, comparable sales, yield requirements, technical values, leases and market rent. Rental income is usually the basis, and the report goes through each lease. We assess the rent level in the area and take the building's qualities and location into account.
Pre-construction valuations of commercial property follow the same principles but are based on drawings and technical specifications. Internationally, the competence requirements are gathered in the European REV scheme (Recognised European Valuer).
